"Punch List" Items

For some reason the owner only remembers the last thing we did – which is usually the “punch list” items – so do it ae mobile game right and efficiently to secure future work from the customer. The last 1% of the project is the 90% the owner remembers about us.

Change Orders and Pricing

Be sure to address extension of time and money on all change orders.

When you get a change order always give the owner a “guesstimate” for the dollar amount even if you need a day to get back to him. Never take more than two weeks to have the final price. We price out whole buildings in two weeks, so let’s get it done.

“Buy Out”

If you don’t “buy out” your project quickly you take the risk that when the owner delays us we cannot get the increased pricing for any materials that we deserve.

Financial

You must review your project and bill all line items possible even if your sub doesn’t bill you. He may have a cash problem later and we will have to help financially to keep the project from slowing down. If the sub ends up not having any cash problems we at least created some additional cash flow.
